FAQs

Yes, a sunroom home addition almost always requires a building permit in Michigan. Not only do sunrooms count as added square footage, but they also typically involve removing or altering load-bearing walls.

For four-season rooms with HVAC, electrical, or plumbing connections, you may need additional permits. In most cases, a sunroom has to comply with all the same building codes as a standard home addition.

The easiest way to ensure your sunroom is in compliance with local building codes is to hire an installation company that handles the permitting process on your behalf. Trying to navigate the permitting process yourself can take weeks or months.

Yes, Skyview is a licensed builder in the state of Michigan. That means we can handle sunroom home additions of any size for both residential and commercial buildings. Skyview offers a full-service outdoor living solution experience, from initial consultation to project completion. Based in Detroit, we’re proud to serve our community, and we specialize in the specific needs of Michigan homeowners.

Our team will take care of all the engineering and permitting requirements for your city’s building codes. That means you don’t have to worry about an extended back and forth with your building authority. Just share your vision with us, and we’ll handle the paperwork.

Every one of our sunroom home additions is a custom project from start to finish, so prices vary accordingly. Skyview can customize the size, layout, color, and materials of your sunroom, all of which determine the total cost.

Sunrooms can cost anywhere from $30,000 to $100,000, depending on the scope and customization. Our usual project cost falls within the range of $50,000 to $80,000.

To get an exact cost estimate, we recommend scheduling a free, no-obligation design consultation. One of our expert design consultants will assess your sunroom needs and recommend a few different options. Once you choose your perfect sunroom design, we can give you an accurate quote.

Depending on the existing structure of your home and your specific project requirements, a traditional home addition is usually more expensive than a sunroom addition. The building permit requirements are usually the same for either project. Both require new walls, a foundation, and a roof. Some detached sunroom designs have more lax foundation requirements, but it’s usually best not to cut corners.

However, sunrooms are usually faster than traditional additions and require fewer materials, making them much less expensive. A typical sunroom installation takes a few weeks, while a full home addition project can last as long as six months or more. Overall, a sunroom is an easier, budget-friendly alternative to a traditional home addition.

To insulate your sunroom and keep it comfortable year-round, composite framing is one of the best options. These frames use vinyl with a fiberglass core, which helps improve your sunroom’s energy efficiency. Composite frames also comply with building code energy requirements for permitting as a home addition.

Some of the lower-quality sunrooms available use aluminum framing. While less expensive and lightweight, aluminum is a highly conductive metal. This allows heat to penetrate your sunroom in the summer and escape in the winter. Because aluminum sunrooms are so energy-inefficient, they also don’t count as added square footage to the home, so they don’t add as much resale value.

The roof of a sunroom can be made of shingles or glass. Which option is best depends on how you plan to use your sunroom. Shingle roofs keep the area shaded from above and provide better insulation in the warmer months.

Glass roofs, on the other hand, create a conservatory-like aesthetic, allowing for sunlight year-round and nighttime stargazing. Paired with structurally insulated panel (SIP) flooring, a glass roof can still be an energy-efficient choice all year long.

These foam-insulated panels range from 6” to 12” thick to improve energy savings. They also allow glass sunrooms to qualify as home additions, which adds square footage to the home and increases its value.

The best window size and style depends on the style of your sunroom and the rest of your home. A reputable sunroom installation company will use custom windows with large sheets of glass to minimize the use of solid infill panels. This creates a sunroom that’s mostly glass with thin framing.

Steer clear of installers who use standard-size windows in their sunrooms. This can result in a sunroom with two smaller window panels separated by a solid panel. This method, while inexpensive, usually results in a less aesthetically pleasing finished project.

  • Window style options for sunrooms include:
  • Sliding windows
  • Double-hung windows
  • Casement windows
  • Picture windows

For a sunroom to count as a home addition in terms of building codes, it has to meet insulation and energy efficiency standards. Insulation keeps your sunroom at a comfortable temperature in every season for year-round use. Composite framing is a common choice for sunrooms, made of vinyl with a fiberglass core. Avoid conductive metal frame materials like aluminum.

Double-pane or triple-pane glass can make your windows more energy efficient. They use multiple sheets of glass separated by a thin layer of insulating gas, usually argon, to reduce heat transfer.

Structurally insulated panels (SIPs) are useful for both flooring and roof shingles. These panels are 6” to 12” thick and use foam insulation to improve energy efficiency.
