A rooftop reimagined.
Welcome to The Exchange Bar & Grill rooftop patio. This Downtown Northville restaurant now features a custom StruXure pergola system with integrated MagnaTrack screens, transforming a temporary seasonal setup into a fully functional, all-season outdoor dining space.
Ultimately, the goal was to create a solution that would not only improve the guest experience but also maximize the usability and revenue potential of the rooftop space.

This rooftop project at The Exchange Bar & Grill in downtown Northville, MI features a custom-designed StruXure louvered pergola system paired with a MagnaTrack motorized solar screen. Working alongside M Architects, Skyview Detroit executed a highly customized installation, including a unique angled front design that defines the bar area. Additionally, the system integrates lighting, fans, and adjustable louvers, allowing the space to adapt instantly to changing weather conditions while elevating the overall guest experience.

The ownership team at The Exchange had been installing and removing a fabric covering each season, which was time-consuming and limited in performance. They wanted a permanent solution that could provide reliable shade, airflow, and protection from the elements while enhancing the overall look of the rooftop. Working from M Architects’ vision, the goal was to create a refined, functional structure that would feel intentional, durable, and fully integrated into the space.

StruXure Pergolas
This StruXure system was fully customized to match the architect’s design, including a unique angled front profile that defines the rooftop bar area. The motorized louvers allow staff to instantly adjust for sun, shade, or rain, while integrated lighting and fans enhance comfort and usability throughout the day and night.
MagnaTrack Screens
A MagnaTrack motorized solar screen was installed to provide protection from wind and harsh sun exposure, helping maintain a comfortable environment for guests without obstructing views. The system integrates seamlessly into the pergola structure for a clean, high-end finish.
